
Heading into fall, the homes that sell will be the ones priced to move. Here is what the numbers are telling us.
The Market Has Been Split Into Two
The summer rush is fading fast in Washtenaw. New pendings, the best read on live buyer demand, dropped 29% from June to July, and that came right on the heels of a 36% slide the month before. Year-over-year closed sales were up 9% compared to last July, but that reflects contracts written one or two months earlier. The pipeline feeding fall closings is thinning quickly, and inventory is building, up 13% in a single month and 14% from a year ago.
That leaves the market split in two. Homes priced right are still getting picked off fast. The typical Washtenaw home that went pending in July did it in 37 days. The homes that miss that window are stacking up, and the average unsold listing has now been sitting for 68 days. As more listings pile on, buyers have more to choose from and less reason to stretch.
Why Fall Raises the Stakes
Buyer competition is already easing. Over the past month, closings at or above asking dropped 13%, while closings below asking rose by the same 13%. Price reductions and days on market bottomed out this summer and are set to climb through the end of the year. Washtenaw leans heavily on the University of Michigan calendar, and once the early-fall rush settles, the pool of ready buyers thins out. Every week deeper into the season, leverage keeps sliding toward the buyer.

Come in at, or a touch below, where comparable move-in-ready homes are actually going pending, and let buyers compete the price up.
